Our 3 step process

1. Initial meeting
We will meet you at your property and discuss your options and requirements.
2. Site survey
We can identify and advice on whether the space is suitable if so we will carry out an initial survey and discuss next steps
3. Quotation
We can provide you a guide price for costings, if this falls within your budget then can arrange a meeting with a local Architect and determine the best design based on the property and your needs. Once planning permission and building control is granted we will provide you with a detailed quotation and schedule of works and agree a date to commence works. We will book a pre-start meeting and then arrange to order materials and commence works. We will keep you informed on the progress throughout to ensure your project is built to your requirements.
Frequently asked questions

Let us answer some frequently asked questions to help put your mind at ease.

Do I need planning permission?
We can advise and liaise with local architects however, even if you don’t need planning permission you will still need to comply with building regulations.  This is to ensure standards for design and construction are met to ensure it is safely built.  The work will need to be checked and we will liaise with building control officers to regularly inspect the works.  At the end a certificate is issued to confirm it meets Building Regulations.
How much will it cost?
If you are working to a budget then we can give you costs per square meter as a good starting point however, other factors can affect the costs such as type of foundations, quality of materials such as roof tiles can vary along with the quality of interior fixtures and finishes.   Once the technical drawings or Building Regulation drawings are available, which dictate how the project should be built we can then provide a more accurate quotation.   There are professional fees to factor in and It is a good idea to allow 10 per cent extra for unexpected additional costs.
Who will manage the project?
We offer a full project management service dealing with architects, planning, and coordinating all trades to ensure your project is delivered on time, as expected and on budget.  We will liaise with yourselves throughout the project with regular progress updates and information on next steps.  We will ensure you are kept informed throughout and any decisions regarding alterations or adjustments to the initial plan are made jointly.
